PROPERTY PROJECTS

START WITH THE ADDRESS

Buying inside TRX or near TRX: what is the difference?

Tun Razak Exchange is a defined financial district in central Kuala Lumpur. A property advertised as “near TRX” may be on a surrounding street, with a different entrance, walking route and setting from a home within the development. This page covers the nearby projects we work with; it is not a listing of every home inside TRX.

That distinction helps you make a fair comparison. Ask for the actual address and check the route to the places you will use: your office, the station, shops or a favourite restaurant. You might value an integrated address, or prefer the space and layout of a nearby building. The right choice depends on what that convenience means to you.

01

Start with Golden Crown

Explore Golden Crown as part of our selection around TRX. Review the project’s location and floor plans, then ask Jeremy for available units and current quotations. Its inclusion here describes the area we cover; it does not imply a direct connection to the mall or station.

02

Compare neighbouring areas

If you are still choosing an address, browse Bukit Bintang and KLCC too. Compare the journey you would make each day, the layouts within your budget and the surroundings you prefer, rather than deciding from the district name alone.

THE TRX LANDMARKS

The places that shape daily life around TRX

TRX is defined by more than one tower. Exchange 106 anchors the skyline, while The Exchange TRX and its rooftop city park bring retail, dining and public green space into the centre of the district.

Exchange 106 & TRX skyline

A recognisable landmark in the financial district. If you work nearby, compare the route to your office entrance rather than only the distance to the tower.

GETTING AROUND

TRX MRT, mall access and your daily commute

Tun Razak Exchange MRT connects the Kajang and Putrajaya lines. The station has a pedestrian link into The Exchange TRX at Concourse level. That connection is useful when planning a visit, but does not establish a direct link from every nearby property.

01

Travelling by MRT

Work backwards from your destination: which line do you need, which station entrance would you use, and how do you get there from the building? Check the full walk, including crossings and uncovered stretches.

02

Driving and getting home

Check your building’s driveway and parking access during the hours you usually travel. A route into the shopping mall is not necessarily the route to your home. Also consider visitor parking and where deliveries or e-hailing cars can stop.

03

Walking in the area

Try the journey to the mall or office from the actual entrance. Shade, gradients and street crossings matter, especially in rain or afternoon heat. Treat advertised walking times as something to check on site.

For a visit to the mall, use The Exchange TRX’s official directions. For a property viewing, ask us to help you check the building’s separate access arrangements.

PICTURE A NORMAL WEEK

Would living near TRX suit you?

01

A home near work

If your office is in or around the district, a shorter daily journey may be a priority. Look beyond the commute as well: bedroom privacy, noise, storage, kitchen space and lift access affect the time you spend at home.

02

A base for visits to KL

For occasional stays, think about arrival, parking and how the unit will be looked after while you are away. A manageable layout and practical maintenance arrangements may matter more than a long facilities list.

03

A rental property

Consider who would choose this particular unit, what similar homes offer and how the overall costs compare. Nearby offices and an MRT interchange are useful context, but they do not establish a rental yield or guarantee occupancy.

The district’s public spaces and TRX City Park add places to walk and spend time outdoors. When viewing a home, decide whether those places would genuinely become part of your week.

COMPARE THE DETAILS

What to check before buying a condo near TRX

01

Price, size and package

Compare the total price and price per square foot for specific units. Ask what the quotation includes: parking, fittings, appliances or furnishing. A starting price for a smaller layout is not a like-for-like comparison with a larger home.

02

Bedrooms and usable space

Look at where a bed, sofa, dining table and storage would fit. For two- or three-bedroom options, compare room dimensions and bathroom access. If the plan includes a study, partition or dual-key arrangement, check the actual configuration.

03

View and privacy

Confirm the tower, floor and direction of the unit. An outlook towards Exchange 106 can vary across the same development. Compare the view with daylight, neighbouring buildings and privacy; promotional imagery cannot show every unit’s outlook.

04

Facilities and maintenance

Choose facilities you expect to use, then ask how many homes share them and about estimated maintenance charges and sinking-fund contributions. Include the upkeep of your own unit when comparing the cost of ownership.

05

Construction and moving plans

Check the latest progress and expected handover for the relevant tower or phase. If you have a fixed moving date, say so early. Receiving the keys and being ready to move in may involve separate steps, including inspection and furnishing.

06

Other homes a buyer could choose

Compare completed properties as well as other new launches in the surrounding area. For rental plans, consider similar units, furnishing, ongoing expenses and vacant periods. The district’s reputation is only one part of the decision.

YOUR QUESTIONS, ANSWERED

TRX condo and new launch FAQs

Is a condo near TRX necessarily inside Tun Razak Exchange?

No. “Near TRX” can describe surrounding addresses. Confirm the property’s actual location and whether any claimed access is a direct link, a street walk or a drive. The projects on this page are our selection around the district, rather than a complete list of its residential developments.

Which MRT lines serve TRX?

Tun Razak Exchange station is an interchange between the Kajang and Putrajaya lines. The Exchange TRX mall is accessible through a pedestrian link at Concourse level. For a nearby condo, check the separate route from its entrance to the station.

How much does a new launch near TRX cost?

Prices depend on the project, unit size, floor, view and available package. Ask Jeremy for a current quotation for a specific unit within your budget. Compare both the total purchase price and what is included rather than relying only on an advertised starting price.

Where can I compare bedroom options?

Use our project filters to select the area and bedroom count, then review the floor plans. A filter match helps you shortlist; available units and configurations, including studies or dual-key layouts, still need to be confirmed.

Should I buy near TRX for own stay or rental investment?

For own stay, focus on daily travel, space, comfort and when you need the home. For rental use, compare similar units and consider furnishing, management, maintenance and vacancy. Proximity to the financial district alone does not guarantee demand or returns.

Can I move into a new launch straight away?

That depends on the project’s construction and handover status, as well as the specific unit. If you need a home soon, use the completed and under-construction filters and tell Jeremy your timeline. Allow for inspection and any furnishing work before moving.

Can overseas buyers start comparing properties before visiting KL?

Yes. Share your budget, preferred layout, intended use and travel plans with Jeremy. We can start with project information and availability before discussing viewings. Foreign-buyer requirements or MM2H questions should be checked separately for your circumstances.
