Clean corridors, working lifts, maintained landscaping and organised security all shape the experience of coming home.
Facilities you actually use.
A pool or gym has more value to you when it fits your routine. For a rental, consider what your target guests or tenants appreciate.
Planning for bigger repairs.
Sinking fund supports longer-term major repairs and replacements. Keep it separate from everyday operating costs when reading a fee schedule.
For a completed building, look at how it is maintained in daily use. For a new launch, compare the planned services alongside the estimated fee.

after the building fee.
Rental income is the starting figure. Building charges come out of the ownership budget, alongside other costs.
For Airbnb, building maintenance and your operator’s charges are different expenses. Cleaning, advertising and utilities may also apply. Check the agreement so you do not count the same cost twice.

How do I calculate the monthly maintenance fee?
For a rate quoted per square foot per month, multiply the chargeable area by the rate. Add any separate sinking-fund contribution. For example, 650 sq ft at RM0.66 gives RM429 a month if the rate includes sinking fund.
Is sinking fund always included?
No. Some project rates include it; others quote it separately. Check the inclusion label before comparing. Adding it again to an inclusive rate overstates your cost.
Can the fee change after I buy?
Yes. Building costs and charges can change. Use new-launch rates as estimates and check the latest management statement for a completed unit.
Does a higher maintenance rate mean a better condo?
Not on its own. Compare the condition, services, facilities and overall monthly cost. A smaller unit with a higher rate can still have a lower bill than a larger unit with a lower rate.
Does building maintenance include Airbnb management?
Do not assume it does. Maintaining the shared building and operating your rental unit are different services. The operator agreement should show what is covered and how expenses are deducted.
