Is Pavilion Damansara Heights a Good Investment?

I rate Pavilion Damansara Heights highly. But an early buyer’s return and a new buyer’s return can be very different, even in the same tower.

Why it makes my shortlist

A property tenants can choose
for everyday convenience.

Mall and MRT access

The development combines homes, offices and Pavilion Damansara Heights Mall, with a link to the MRT. That gives a prospective tenant practical reasons to consider living here beyond the apartment itself.

A completed first phase

Windsor, Regent and Crown are completed. Buyers can inspect the actual space and compare existing rental offerings, rather than relying only on a future rental projection.

Different budgets and space needs

Smaller Windsor and Regent homes and larger Crown layouts offer different ways into the development. I would consider all three, then match the unit to a realistic tenant budget.

These public sale and rental asking prices provide a starting point for assessing a purchase in the completed Phase 1 market. They are not the original buyers’ purchase prices.

Selected advertisements reviewed 29 September 2026. Sale and rental examples are separate units of the same stated size, all advertised as fully furnished. Interiors, views and floors may differ; dates are shown and availability is unconfirmed. The adverts do not consistently identify owner subsales versus remaining developer stock, so these are sale asking prices, not verified subsale transactions.

Fully furnished still covers a wide range of interiors. A well-planned renovation, furniture condition and the actual view matter when deciding what rent a particular unit can support.

Putting the numbers together

What does that mean
for rental yield?

Using the two fully furnished Regent examples above gives a simple starting illustration:

RM5,000 × 12 ÷ RM1,050,000. Separate sale and rental adverts, not a matched tenancy and sale. This illustration assumes full-year collection and excludes vacancy, expenses, financing and purchase costs.

Same rent + a lower purchase price = a higher gross rental yield.

Earlier buyers who secured a lower purchase price can therefore enjoy a higher yield on their original cost than someone buying at today’s asking price. That is the advantage of a good entry price, without needing to disclose anyone’s private purchase terms.

Allow for running costs

Maintenance and sinking fund, repairs, insurance, property charges, letting fees and vacancy all reduce the amount you keep. Include furnishing and purchase costs when assessing your total investment.

Then check your financing

Deduct the loan instalment and applicable tax to assess cash flow. The rental yield is a property comparison; the monthly surplus depends on your own financing.

The benefit of buying well

Earlier entry.
A different return on cost.

My confidence in Pavilion Damansara Heights comes partly from the rental performance and gains I have observed among Phase 1 owners. Windsor, Regent and Crown all remain on my investment shortlist.

For an earlier buyer who paid less, the same rental income produces a stronger yield on cost. Capital appreciation is a separate part of the picture: it depends on the original purchase price and the eventual resale, after costs. The public examples here show asking prices, rather than completed gains or a guaranteed result for every owner.

Choosing the investment

I would consider all three towers.
I would still compare units carefully.

Windsor and Regent

The smaller units offer a different budget from Crown. Shortlist by total purchase cost, usable layout and realistic rent for a similarly furnished unit, rather than choosing a tower name alone.

Crown

The larger homes involve a higher capital commitment. Compare the layout and finish with competing large apartments, and allow enough cash to carry the property while finding a suitable tenant.

For current units and floor plans, start with Pavilion Damansara Heights Phase 1. If you can wait for completion, compare the different proposition in Phase 2. Phase 1 rental adverts should not be presented as achieved Phase 2 returns.

I would explore.

In my view, Phase 2 offers an attractive opportunity to enter Pavilion Damansara Heights. Royal Suites starts with a 452 sq ft layout, giving buyers a smaller-size option, while Imperial is aimed at those seeking a much larger home.

Royal Suites

Start here if a smaller layout and manageable total budget are your priorities. Ask for the current price of the actual unit, its facing and the payment schedule.

Imperial Residences

Explore the larger layouts and lanai if space matters more. Assess its purchase budget and future rental audience separately from Royal.

Before you decide

Does Jeremy recommend Pavilion Damansara Heights?

Yes. Jeremy strongly favours the development for investment and considers opportunities across Windsor, Regent and Crown. A recommendation for the development is not a guarantee that every unit, at every price, will deliver the same result.

Are these rental figures completed tenancy deals?

No. They are advertised asking rents. Achieved rent, tenancy length, included utilities and vacancy need to be checked for the particular unit.

Will rental income cover my loan?

That depends on your purchase price, loan amount, interest rate, tenure and operating costs. Work through the actual financing and a vacancy allowance before relying on positive monthly cash flow.

Does Phase 1 performance guarantee Phase 2 appreciation?

No. Phase 1 provides context, but Phase 2 has its own purchase prices, layouts and completion timeline. Assess it using its own costs and likely competition at handover.

Reviewed 29 September 2026 using publicly indexed listing details. This is a small illustrative sample, not a market-wide survey. Matching portal advertisements may be duplicates. Extreme project-wide ranges, utility-inclusive rents and inconsistent listings were not used as comparable benchmarks. No agent photographs have been copied.
