Find a sensible starting point.

Think of these as search budgets. A project can have units in several bands.

Below RM1 million

A smaller first step into city property.

Start with studios and compact layouts. Times Square 2 has an advertised selling range beginning at RM688,000. At SWNK Houze, a 549 sq ft one-bedroom was advertised at RM852,000 in September.

Best starting brief: a lower total purchase price, with flexibility on size and the exact street.

RM1m to RM1.5m

Location or an extra bedroom?

The three examples above show the choice clearly: a compact unit in The Conlay or Core Residence, versus a larger SWNK Houze layout around the same price.

Best starting brief: decide whether the address or a second bedroom matters more.

RM1.5m to RM2m

More room to be selective.

A Core Residence two-bedroom of 838 sq ft was advertised at RM1.59 million. Compare that with other available layouts, rather than assuming a higher budget always buys a much larger home.

Best starting brief: the bedroom count you need, then the floor, facing and condition you prefer.

RM2 million and above

Choose the home, not just the postcode.

Examples include a 947 sq ft furnished two-bedroom at The Conlay at RM2.098 million, and a 1,022 sq ft two-bedroom at Core Residence at RM2.1 million. Larger homes and premium projects can take the budget much higher.

Best starting brief: compare the actual living space, specification and view before paying a premium.

Developer advertised figures and individual asking prices are different measures. Times Square 2’s RM688,000 is its advertised minimum selling price, not a confirmed available-unit quotation. Other figures above are selected September–October 2026 advertisements. Packages and availability need a fresh check.

Buying as a foreigner?

01 / KLCC

The city skyline
and an established address.

KLCC covers different streets and settings. A home near the Twin Towers feels different from one further along Jalan Ampang or Jalan Conlay. Compare your actual route to work, shops and transport.

A home around
the financial district.

For buyers drawn to TRX, being inside the district can be part of the appeal. Check the building’s position and walking route: a listing described as “near TRX” is not necessarily within TRX.

Shopping, dining
and city activity.

Compare the Pavilion side, Imbi and BBCC separately. All offer a city lifestyle, but the surroundings, street activity and routes home differ. Visit the area at the time you would actually use it.

Price per square foot helps explain the size difference. It does not tell you whether the home has a better layout, view or rental outlook.

I would use it to start the comparison, then look at the actual unit.

LEAVE ROOM IN THE BUDGET

The asking price is only one part.

BUY IT

Purchase price, financing gap and transaction costs.

PREPARE IT

Furniture, any renovation and getting the unit ready.

HOLD IT

Maintenance, loan payments and a reserve while it is vacant.

COMMON QUESTIONS

Before you shortlist.

Can I buy a city-centre condo below RM1 million?

There are advertised options below that budget, especially compact units. The building’s exact location, unit size and available package matter. Foreign buyers also need to check whether the property meets the applicable purchase rules.

Is TRX more expensive than KLCC?

It depends on which buildings and units you compare. A compact TRX unit can cost more per square foot than a larger home elsewhere, while a premium KLCC residence may cost more again. Match size, floor, furnishing and condition before comparing.

Are these the prices I can buy at today?

They are dated advertising examples to help you plan, not confirmed stock or completed sale prices. Ask for the current available units and a quotation for the one you actually want.

Should I stretch my budget for a second bedroom?

If you need it for family life, guests or working from home, it may be worth prioritising. For investment, compare the extra purchase and holding costs with the rent and tenant demand the larger unit can realistically attract.
