These are projects I cover around KLCC. Each offers a different answer to the same budget question.

01 · Compact studio investment
Sutera Suites
If you want a smaller rental property, start with a simple layout you can furnish and operate well. Sutera’s Type A is 425 sq ft; the corner Type A1 adds another 25 sq ft and windows on two sides.
These are studios, not dual-key homes. Compare the corner premium with the extra space and light you actually get.

02 · Compact entry, with room to compare
Dawn KLCC
Dawn gives you different ways to approach a city investment: a compact Type A, a connected home, or selected dual-key layouts. It is Phase 1, with Divine following as Phase 2.
The 550 sq ft Type B is dual key, while the same-size B1 has one bedroom and a study. They are different rental products, even though the floor area matches.

03 · MRT access and skyline outlook
KL360
KL360 is worth comparing if you are open to living outside the immediate KLCC core. Raja Uda MRT access and selected open skyline views are part of the appeal, alongside compact, two-bedroom and three-bedroom choices.
You are trading some proximity to the Twin Towers for a different location and layout mix. Choose the actual floor and facing; an open view is not identical across every unit.

04 · Professionally managed short stays
Armani Hallson
Start with the compact SOVO options if you want a smaller commitment. Larger SOVO layouts offer optional two-suite configurations, while Tower C has a separate SOHO collection. Five Senses is the professional short-stay management option.
SOVO, SOHO and a conventional condo are not interchangeable. Check the exact format and permitted use. A larger two-suite unit may also take you beyond the budget.

05 · A longer-term city investment
Divine KLCC
Divine offers compact homes with a study, selected dual-key layouts and larger family options. Its interiors and high-level facilities give buyers another approach to a city home, with optional short-stay management through MapleReserve.
Start with the smaller available layouts for this budget. The longer wait matters: this is a future rental or own-stay plan, not a property you can use now.

06 · A completed home to inspect
The Conlay
If you want to see the actual building before buying, The Conlay belongs on the list. It combines E&O and Mitsui Fudosan’s development with Kerry Hill Architects’ design, near Conlay MRT.
A one-bedroom asking-price example at RM1.39 million puts it within the search. That does not mean all one-bedroom layouts, or the larger homes, fit the same ceiling.
THE FLOOR PLAN CAN CHANGE THE INVESTMENT
Two rooms can mean

Type B

Two guest spaces give you separate rental options within one property.
Type B1
A connected home with a bedroom and study works differently for a single household.
Simple layout diagrams, not architectural floor plans. See the Dawn project page for the actual plans.
Types B to B5 are dual-key layouts; B6 is a conventional two-bedroom layout with one bathroom. Do not choose from the bedroom count alone.
JEREMY’S VIEW
Start with the budget.
Then think about who will use it.
If the budget is tight, I would start with a studio. If it comfortably allows a suitable dual-key unit, the extra rental flexibility is worth comparing.
But a lower purchase price does not automatically create a higher return. Interior design, nearby amenities, the building’s facilities and the management team all affect how attractive a short-stay property can be.

The Conlay lets you inspect the completed home and building. Allow for the purchase process and any furnishing before planning your move or first tenant.
Comfortable waiting?
Compare the new projects by layout and handover schedule. Divine’s Q2 2032 estimate is a different commitment from Armani Hallson’s 2029 estimate. Waiting should fit your plans.
KL360’s current delivery guidance is 54 months from the sale and purchase agreement date. For your final shortlist, compare the schedule that applies to each selected unit.

Before choosing your first viewing.
Can RM1.5 million buy a property around KLCC?
Yes, there are advertised options within that budget, including smaller new-project units and selected completed homes. The Conlay example at RM1.39 million is one reference; the exact layout, floor and available package determine your final choice.
Are all these projects right beside the Twin Towers?
No. KL360 is on Jalan Raja Uda, while Sutera is in Kampung Sungai Baru. Compare them as KLCC-area alternatives, rather than assuming every address offers the same walk to Suria KLCC.
Which one is best for Airbnb?
Start with the unit, guest appeal and operator arrangements. Armani Hallson has Five Senses support; Divine offers optional MapleReserve management. Compare fees, reporting, owner-use terms and net income, alongside the applicable building rules.
Should RM1.5 million include furniture and buying costs?
Tell me whether it is your property-price ceiling or your complete budget. If it has to cover everything, we should shortlist below the ceiling and leave room for the other costs.
Can foreign and MM2H buyers consider these projects?
Selected units may suit foreign or MM2H buyers, subject to the applicable purchase and programme requirements. The property price alone does not establish eligibility. Our MM2H guide explains the distinction.
