Royal Suites vs Windsor & Regent: Which Would I Choose?

If you can wait for your next home or investment, I would start with Royal Suites. If you want to use the property sooner, Windsor and Regent deserve a closer look. Between those two, I would choose the unit before choosing the tower.

I would start here if: you can wait and want a new building, or a smaller initial purchase.
Windsor Suites
The smallest layout is a one-bedroom home. Larger homes include study and family configurations.
I would start here if: you want to view the finished home and plan a move or rental sooner.
Regent Suites
One-bedroom homes through to larger family layouts, with different units and orientations to compare.
I would start here if: the available layout, view and floor suit you better than Windsor.
A smaller way into Pavilion
Royal changes the entry budget.
For buyers who prefer a compact home within Pavilion Damansara Heights, Royal introduces another option: the 452 sq ft S1 suite. Its smaller size gives you another way to plan your purchase budget.

That opens the conversation to buyers who want this address without starting with a larger home. It does not make every Royal unit inexpensive, and a smaller total price is not the same as a lower price per square foot.
Compare the room arrangement, not just the number.
Royal S1 is a suite. Windsor D1 and Regent A1 have a separate bedroom. For a city base, a suite may be enough. For a couple living here every day, the extra separation may be worth the higher budget.

Windsor or Regent?
I would not pick a winner by the tower name.
In practice, I see Windsor and Regent as closely comparable options. The layouts are not identical, but my recommendation usually comes down to what is available, the floor level and what you see from that particular home.
If you love a city view
We would look for a suitable city-facing unit and check the actual outlook. A KLCC or TRX view depends on the stack, floor and surrounding buildings, not simply whether the address says Windsor or Regent.
If you prefer greenery
I would prioritise units with a greener or palace-facing outlook, then compare privacy and how the living room feels. For someone buying a home, that can matter more than being on the highest available floor.
A couple may prefer a manageable one-bedroom home with the view they love. A family may put a practical bedroom arrangement first. That is why I would shortlist actual units in both towers before narrowing it down.

Why I lean towards Royal
The appeal of a new home, from the beginning.
If timing is flexible, Royal would be my personal preference. I like the prospect of moving into a newly completed building and having a fresh choice of homes within the Pavilion address.
For an investor, a well-presented new unit can attract tenants who value newer interiors and facilities. I would see that as an opportunity, not assume that being newer automatically delivers higher rent or better workmanship.

How I would narrow it down
Buy around when you need it.
You can wait
I would begin with Royal. Compare the compact suite if budget is the priority, or the larger layouts if this will be your home. Confirm the contractual handover timing before planning a move.
You want to move or rent sooner
I would compare available Windsor and Regent units. You can inspect the finished space and view today. The actual move-in or rental date still depends on the purchase process, occupancy and any furnishing work.

Questions buyers ask me.
Is Royal Suites cheaper than Windsor and Regent?
Royal has a smaller starting suite, which can create a lower total entry price. Compare actual available quotations: a larger Royal home may cost more than a smaller Phase 1 unit.
Is Windsor better than Regent?
I would not rank one above the other for everyone. Availability, floor level, orientation and the layout that suits your household are more useful ways to decide.
Will Royal get higher rental income because it is newer?
A newer building can help attract interest, but higher rent is not assured. Compare similar sizes, furnishing standards and the rental market at handover, after allowing for ownership costs.
