Living at Pavilion Damansara Heights: Crown or Imperial?

If I were choosing my own home at Pavilion Damansara Heights today, I would start with Crown Residences. I want enough space to settle in for the long term, without waiting for construction to finish.

My first choice if I want to move sooner. These sizes give me room to think beyond my next few years, rather than buying a home I may quickly outgrow.

My alternative if I can wait and want more space for a growing family. The larger layouts and lanai make it worth considering alongside Crown.

Picture your furniture, not just the square footage.

Crown G1 has three bedrooms, a study and a maid’s room; G2 adds a fourth bedroom. Think about which rooms you will use every day, where you will work and how often family stays over.

Imperial offers more space and a lanai beside the living area. I would ask whether that extra room improves our daily life enough to justify the larger purchase, furnishing and upkeep budget.

What makes living here appealing

A movie, a bookshop visit,
then home.

The lifestyle is a big part of why I like Pavilion Damansara Heights. You can make dinner, shopping or a cinema visit part of an ordinary evening without planning a separate drive to another mall.

TGV opened here in 2026, and Kinokuniya is on Level 4. Those are the kinds of places I can picture using regularly, rather than treating the mall as something nice to have on a brochure.

For your own routine, walk from the residential entrance to the shops you would actually use. Check the route back after a late movie too.

A comfortable place to come home to

To me, the grand lobby and the service feel are part of the appeal. On a viewing, take your time at the entrance: see how visitors arrive and ask how deliveries and day-to-day requests are handled.

Facilities you will actually use

The pool and gym matter more if they fit your routine. Crown includes garden and sky facilities, with a gym at Level 50M. Visit the spaces and check current access, hours and booking arrangements.

The trade-off I would mention

Do you want a busy mall,
or a calmer place to live?

On my visits, the mall feels more relaxed than Pavilion Kuala Lumpur in Bukit Bintang or Pavilion Bukit Jalil. I would not choose it expecting the same crowds and constant buzz.

For my own home, that quieter, upmarket atmosphere is a plus. It feels comfortable for a slow browse or a relaxed meal. If you enjoy a busier scene, visit at the time you would normally go out and see whether the pace suits you.

If your plans change later

I also like having another option if I eventually upsize or downsize. The rental performance I have seen at Pavilion Damansara Heights makes keeping a Crown unit and renting it out something I would consider.

A few questions before moving.

Can I move into Crown immediately?

Crown is completed, so there is no construction wait. A specific move-in date depends on the available unit, whether it is occupied, completion of the purchase and any furnishing or renovation work.

Is Imperial better for a family?

It offers larger layouts and a lanai, which appeal to me for future family needs. Crown may be the better fit if its space is sufficient and you want to move sooner. Compare the actual room arrangement and total budget.

Would you buy here if you might rent it out later?

I would consider it. I like the flexibility, but I would check comparable rents and holding costs before buying, rather than depending on an immediate tenant to make the purchase affordable.
